Need advice on YJ that caught my eye

I' m between Jeeps at the moment!( sold my '89 YJ project a couple of months ago).
Just finished rebuilding a '86 4.2 and nothing to install it in!!
An '87 YJ 120,000 miles, auto trans, ( A999 I THINK), caught my eye.
Frame is solid,( rare for NE Pa.!), body fairly rust free as well,( floor rusted out below front roll bar mounts, but, other than that solid.
Got a few issues I AM concerned about, need some input on what we think.......
1). Main issue is fluid in trans. Or lack of. Running, stick is dry, shut it off and reads some fluids but it's CLEAR????? not red,( me thinks this is additive to stop leaking). Shifts smooth, true as it is, but what could this be?
2). Turn signal indicators on dash. Neither one lights up,( blinkers do work though), BUT! when you turn on LEFT turn signal, brake light blinks! ( Brake light is ON all the time. Unknown if it's E brake or centering switch on Proportioning valve. Could be just 2 bad bulbs, brake light getting power though ground or?????
Motor as a whole is strong, snappy, ( don't care about that, cuz I got a fresh power plant on stand.
Owner has replaced ignition box, cap, wires, carb,( stock Carter remain from Canada).
He said it didn't run and he did all that??? To get it fired up.
I have a HEI and Weber set up on shelf, so......
I' d hate to get it and have to do a trans rebuild, it'd blow budget right off the bat!
Thought? Options? Advice?

We all know, it RARE to sell a project Jeep and make any $$!
From what I gathered talking to owner, the price we settled on, just about breaks him even. I told him before we shake hands and pass cash, I wanted to do some researching.
This new owner bought the Jeep, is a nice guy, but, looking @ his clean shop, he isn't really a," old Jeep kinda guy". He said he didn't even think to check fluid?!
I thought at first SOMEONE dropped in PS fluid, but, cuz fluid was low, I'm assuming it was seal ," sealer".
Its been a few decades since I rebuilt a auto trans, pretty sure I have most of the special tools to do it, but, perhaps not the will! Could be just a few seals giving up the ghost?
The Jeep has been on FB for quite a while, might gamble and leave it sit a bit longer, then, make a bit lower offer! ( I'm not one of those , " low ball offer clowns".
I have the 4.2 for sale on as many places as I can think of right now. I'm surprised it hasn't sold???
If it sells, got my eye on a 60's CJ 5, and spotted a Will's that looks like my kinda Jeep !!
So many Jeeps, so few $$!!

It’s not your job to help this seller break even. If he made an expensive mistake he could be trying to pass the loss onto you. it all sounds shady to me. Just tell him you’re buying the tub and the frame to justify your low offer.

Good luck with your search; as you say, there are other jeeps out there.
